A PLAN to develop 52 houses on a site at Marl Lane, Deganwy, will be considered by Conwy planners this week.

The application has been submitted by Beech Developments Ltd, the company which is currently making an appeal against a council decision to refuse a controversial application for 110 houses about 700 yards away.

The current application is on a 1.9 hectare site which has been allocated for 75 houses in the local development plan, and includes five socially rented affordable houses. In addition the application is for estate roads, open space, equipped play space, amenity space, community orchard and landscaping.

The report to the planning committee stated: “The proposal would lead to some loss of grade three agricultural land, but would not have significant impact on the character of the area or adjoining residential amenity. The layout and design of the development are considered acceptable and similar to the existing development in the surrounding area. Overall, officers consider the benefit of meeting housing need would outweigh the identified harm of the development.”

Many local people have already expressed an interest in purchasing a home on the development, particularly young families wanting starter homes using the Government’s Help to Buy scheme which means they can get on the housing ladder with only 5% deposit.

“The site is allocated for housing in the council's local development plan and is therefore not controversial. The proposal is for 52 dwellings which is 23 less than allocated in the local plan. A positive decision at by the planning committee will be welcomed by our large local workforce who are desperate to see continuity of work.”
