A BRAND new development opportunity awaits "ambitious eyes".

As works progresses on their new store at the Marina Quay, German supermarket chain Aldi have listed their current store on Wellington Road on the market for £1.5 million.

The 1,445 square metre site will be available from September, following the store's relocation. However only select businesses can make a bid.

In marketing details for the site, commercial property agents Lamb & Swift write: "A restrictive covenant against the sale of food will be placed on the property at the point of sale although non-food and partial food sales users will be considered."

Far from being a stumbling block to the ongoing restoration of Rhyl, Aldi's restrictions have been welcomed by ward councillor Joan Butterfield.

Cllr Butterfield said: "What we don't want is another retail unit - we're at saturation point with retail units - it's an opportunity better suited to someone thinking outside of the box."

"While I do think it's likely we could lose this fantastic space housing, I do think wouldn't it be wonderful if some provider - in this case, it wouldn't be Denbighshire County Council - could take that big building, which is in fantastic nick, and look at it with new, more ambitious eyes."

In addition to a single storey detached sales space of 1,071 square metres, as well as an additional warehouse and refrigerator unit, the site also has the benefit of 107 parking spaces.

Cllr Butterfield added: "There's lots of things I would like to see there, we could have wonderful skating rink, or an arena of some description - any kind of new destination for Rhyl is always the preferred choice."

Aldi is expected to complete it's move to the Marina Quay in August or September.
