A GRADE II listed hotel is on the market for £575,000.

Bella Vista Hotel, on Church Walks, Llandudno is on the market with Christie & Co. The 11-bedroom hotel has been owned by Neale Climpson for the past three years.

He is now seeking a sale in order to pursue other business interests.

In addition, there is a 36-cover restaurant ‘La Taverna’ located on the ground floor, which is leased out to an external operator, providing potential purchasers with an additional income stream.

A property description about the hotel on Christie & Co states: “The 11-bedroom hotel offers panoramic bay views as well as easy access to nearby attractions including Llandudno Pier, the promenade, and the famous Great Orme Tramway. Being within a one hour drive of Snowdonia National Park, the hotel is popular with both tourists and visitors wishing to enjoy the abundant walking, climbing, and outdoor pursuits that the area offers.”

“The business enjoys strong guest reviews and high ratings on booking sites such as TripAdvisor, and the current operator has recently taken the decision to offer the entire property for use as a holiday let in order to cater for the increasing demand for larger scale letting accommodation within the local area.”

Tom O’Malley, senior business agent at Christie & Co, said: “Neale has been proactive in catering to the demand of visitors to the local area. As such, the Bella Vista Hotel is offered for sale in a strong trading position that would still offer an incoming operator the opportunity to further develop revenue and profitability. The two bedroom owner’s accommodation included makes this opportunity ideal for an owner-operator wishing to benefit from the fantastic quality of life that Llandudno offers.”
