Councillors have deferred a scheme, that would have seen 111 houses added to a Conwy valley village.

The proposal, on 5.49 hectare of agricultural land at Llanrwst Road on the A470 and Top Llan Road, Glan Conwy, was put back for 12 weeks.

Thirty per cent of the development would be for affordable homes.

The applicant, Calon Homes LLP, listed at the offices of Brenig Developments Ltd, Mochdre, will need to address a host of queries in the 12 week deferral period.

Officers said the developer should be given 12 weeks until “affordable housing, public open space, drainage, TPO trees, biodiversity, highway and archaeological matters have been addressed to the satisfaction of the Development and Building Control Manager and a Section 106 legal agreement to control affordable housing and other planning obligations has been completed”.

The design and access statement promises a “high quality, attractive new neighbourhood, utilising the existing topography of the site to provide dynamic public open space”.

Calon Homes director Howard Vaughan questioned why consultees hadn’t responded within the statutory 21 day period. He also asked why there were more queries added to the planning proposal.

He said: “I can assure you we will do everything within our power to address these within the next 12 weeks.”

Mr Vaughan confirmed 30% of the properties would be affordable and there would be open space provision within the site. He said discussions on a play area for the scheme would be conducted as soon as he could meet with officers.

Cllr Sue Lloyd Williams, representative for Llansannan, said she would “prefer” the proposal was deferred as it was a development of “considerable size” which would have a “big effect on the local community”.

The planning committee voted to defer the proposal for 12 weeks to give the developer time to address the issues listed by officers.
