A Grade II listed former civic building could become offices and the base for a financial advice and mortgage company if planners agree to new proposals.

Former civic centre Glan-y-Don Hall sits off Abergele Road in Colwyn Bay between North Wales Police headquarters and Eirias Park.

Now financial advice firm 75point3 wants to turn it into a new base with leased office space, events rooms, meeting rooms and shared work spaces.

The building comprises more than 30,000 square feet of “usable” office space and the ambitious plans would see the dilapidated building retain many of its original features.

Offices for the applicants would be supplemented by leased offices for businesses, with meeting rooms, communal areas for refreshments and kitchen.

A shared workspace, where clients would pay a membership/subscription to use the communal workspace, is also being proposed in the  the design and access statement produced by agent OBI Property based in Manchester.

Room for 30 staff would be incorporated into 75point3’s portion of the building with its own meetings spaces, tea room and kitchen.

The application has been split into two. The first being considered would see a listed building consent application for interior and exterior refurbishment, installation of internal partitions and finishes and installation of mechanical and electrical works.

The arts and crafts styled interior would be retained and enhanced where possible.

The second would comprise the full planning application for the work needed to bring the buildings up to serviceable standard.

Designed by Sir Percy Worthington, the site was used as a civic centre from 1964 but the original Georgian hall was rented to the Cheated Royal Hospital in 1878, which later bought the building.

It was extended by them between 1909-1910 in order to become a convalescent home and commemorated in 1911.

The Prince of Wales Investiture Gardens were added in 1969 and a model boating pool to the rear replaced one in the park removed when the A55 was built.

The application was received on May 28 and will be heard at a date to be decided.
