A Llandudno-based construction company has been shortlisted for ‘Fit-out/Refurbishment of the Year’ at Insider Wales’ Property Awards 2022.

Bearmont Construction headed a £250,000 renovation project to completely convert Knightsbridge House Boutique, a Grade II listed retail unit over five floors into specialist shops and a three-bedroom luxury flat.

Working to transform the dated building, Bearmont Construction refurbished the external facade and renovated and secured all marble and bronze elements.

The awards, hosted by Insider Media, highlight the top developments and deals, and the people, companies and professional firms that made them happen across Wales.

Located in the Llandudno Conservation Area, the former family business, David Roberts Shoes, had been established for over 100 years, so it was important to achieve a balance between the planner’s new ideas, and the listing restrictions involved when creating a rejuvenated new space.

Mr Lloyd added: “The store had to project an image of luxury modern retail whilst retaining the key listed elements of the storefront, its unique entrance features, and the street canopy.”

The project’s primary aim was to create a modern and high-end retail space for the new tenant, whilst optimising the available space for online sales processing, stock storage, and dispatch.

The second and third floors have been converted into a luxury three-bedroom apartment with a stunning kitchen, bathroom, and living area, commanding a high market value from a local estate agent.

Whereas the first floor showcases the shop’s administration space and beautifully-designed wedding dress display, featuring large Victorian sliding sash windows and other original features, the ground floor’s rear space also showcases deeply set skylights and clever lighting details allowing natural light to flood in.

Specialising in refurbishment and renovation of listed buildings, Bearmont Construction is currently carrying out extensive works to a Grade II listed building in Denbigh which was part of the original hospital site.

The winners of the Wales Property Awards 2022 will be revealed at the dinner on June 23 at Cardiff’s City Hall.
