A COMMUNITY council says plans for 15 timber lodges in Tal y Bont are an overdevelopment.
Peter Davidson of 3D Investment Property Ltd has applied to Conwy County Council’s planning department to convert Tyn Terfyn Caravan Site to accommodate the holiday lodges.
The Llandudno-based developer has applied for retrospective planning permission for the Llanrwst Road site for a change of use as three of the lodges have already been erected.
But Caerhun Community Council has complained eight of the lodges have already been built and has written to Conwy claiming the plans would overdevelop the area.
The community council also doubts the applicant’s claims that the site cannot be viewed from public roads and fields, insisting the cabins can be seen from a footpath between Pengarth to Ty Du and from the hill-fort at Pen Gaer above Llanbedr y Cennin.

In a written statement to Conwy, the community council has written: “The planning application shows the proposed floor-plan as having two double bedrooms thus meaning the development could accommodate up to 60 people at any one time.
“This would cause a significant increase in noise and traffic, which would significantly affect local residents.
“Also, how would CCBC monitor the situation to ensure there isn’t creep to increasing these to three bed lodges with the use of sofa beds in the living area and thus potentially increasing the number of possible people accommodated to ninety?”
They added: “The proposal is, therefore, a clear overdevelopment for Castell, which is a small hamlet consisting of 34 residential properties, six of which are already holiday accommodation in addition to an existing Bunk Barn and hotel. Allowing this application, therefore, risks the hamlet being swamped by tourism.”
In the letter, the community council also said the area already suffered from sewerage problems that could be exacerbated by the development.
The lodges are proposed to be constructed from timber with Sedum roofs.
The application will now be discussed at a future planning committee meeting and debated by councillors.
