THE REDEVELOPMENT of the Imperial Hotel building in Colwyn Bay has suffered a setback, after the proposal failed to meet planning requirements.

The site was snapped up by London-based property developers Imperial Developers Ltd last summer, having laid empty since 2010.

Planning permission for the Grade II listed building to be converted into 21 flats and four “quirky” retail units was granted back in 2016.

With the renovation of the site underway, the project has now suffered a setback after certain conditions related to site drawings were not met.

 The drawings are related to the location of certain elements of the building, with the council saying the current plans would have a “significant detrimental impact” on the site.

In a response to the planning document, a Conwy County Borough Council spokesperson said: “Insufficient information has been provided regarding the location/position of the proposed railings, retrofitting of windows, window and door furniture, and the finish of internal doors.

“The proposal therefore fails to meet the requirements of listed building consent.

“The style and built form of windows identified as W2(3) and W3(3), the siting of the internal lobby door, and the finish of the external doors, would have a significant detrimental impact upon the special architectural and historic interest of the listed building.

“As such, a new application for listed building consent would be required for the painting of the northern and eastern elevations of the building.”

The agent acting on behalf of the applicant, GAP Architectural & Engineering Design Services, was approached for comment.

Once a hub of the town centre, the Imperial Hotel dates back to around 1880, when it was constructed as part of the town’s development as a seaside holiday resort.

Built in the French renaissance style, it has a steeply pitched slate roof, decorative ridge tiles and gabled dormers with finials.
