A GUESTHOUSE on Llandudno promenade has gone on the market for the first time in eight years.

The Grafton Hotel, a four-star, 14-bedroom guesthouse, is up for sale with estate agents Sidney Phillips for £625,000.

With steady investment under the owners of eight years, the hotel enjoys a stellar reputation and boasts occupancy levels in excess of 95 per cent, seeing considerable repeat trade.

Despite its solid turnover, its listing says sales can be increased significantly with only six to eight rooms currently in operation.

The guesthouse is complete with an owners’ accommodation, a private car park, and counts two family suites among the bedrooms provided.
